Management Letter
I am pleased to present you with the following description and scope of management services.
Grand Junction Property Management is a full service company. We specialize and specifically do Management.
Our services include:
- Tenant screening (credit, criminal, rental and work history)
- Lease signing, rent collections and enforcement
- Excellent web presence and local advertising
- Yearly property inspections
- Comprehensive Monthly statements and complete year end reports
- Disbursements via ACH or check
- Paying all associated invoices for properties including mortgages
- Ability to escrow for taxes and insurance upon request
- Eviction services (if needed)
Our Management rate is 8%. This is on collected rents. NO set up fees, NO monthly minimums, NO hidden charges.
We also provide these additional services as needed:
Skilled maintenance at $30.00 per hour
Grounds and Cleaning at $23.00 per hour
Painting per bid
Overseeing large jobs as required. I.e. roofing, carpet repair, major plumbing and electrical work.
A maintenance person is on call 24 hours a day for emergencies. We have several venders we work with to insure quality work at reasonable rates. We do not charge nor add on fees for these services. We will also work with any vender you may have contracts with.
We have been in business for fifteen years. We have a very knowledgeable and experienced office staff that will manage and look after your properties with the utmost care. In addition we have our own in house maintenance staff, grounds personal, painter and cleaning crew.
